1. About these terms
These terms apply to direct accommodation enquiries and bookings made through SDV Work Stays, including through sdvworkstays.com, email, telephone or WhatsApp.
The supplier for each property is:
• Ashford, Kent: SDV Work Stays Limited, company number 16730372
• Walton-on-Thames, Surrey: PRR Home Stays Limited, company number 17340200
Both companies have their registered office at 28 Thames Street, Walton-on-Thames, Surrey, KT12 2PS.
Enquiries are managed centrally by SDV Work Stays. The applicable supplier will be identified in the quotation, booking confirmation, agreement and invoice.

2. Booking formation
An enquiry, quotation or availability indication does not constitute a confirmed booking.
A booking is confirmed only when the applicable supplier issues written confirmation and any required first payment has been received or successfully authorised.
The lead guest must be at least 18 years old, remain at the property throughout the booking and have authority to accept these terms on behalf of every guest. Photo identification may be requested.
The supplier may decline an enquiry or booking where reasonable verification, payment or required information is not provided.
3. Prices and payment
Prices are shown in pounds sterling unless stated otherwise.
Unless a written quotation states differently:
• 50% of the booking total is due when the booking is confirmed
• The remaining 50% is due 14 days before arrival
• Where a booking is made within 14 days of arrival, the full amount is due when confirmed
Any cleaning fee, pet fee, security deposit or other charge will be shown before the booking is confirmed.
Walton-on-Thames is an enquiry-only property. Its agreement, invoice and payment instructions are issued by PRR Home Stays Limited. Payment must be made only to the account or payment method identified on the PRR invoice.
Failure to pay by the stated deadline may result in cancellation of the booking.
4. Cancellation by the guest
Cancellation must be sent in writing by email or through the relevant booking conversation.
Unless the quotation states otherwise:
• Cancellation 30 days or more before arrival: 100% of paid prepayments refunded
• Cancellation between 14 and 29 days before arrival: 50% of paid prepayments refunded
• Cancellation fewer than 14 days before arrival: no refund
No refund is due for an early departure, unused nights, late arrival or failure to arrive.
If a guest requests a change of dates, property or guest numbers, this is subject to availability and may result in a revised price. A requested change is not effective until confirmed in writing.
5. Security deposits and damage
A security deposit may be required depending on the property, booking length and payment method.
For standard Ashford direct bookings, a £250 card pre-authorisation may be taken one day before arrival and released after departure if no claim is made.
For longer Ashford bookings, a refundable deposit may instead be charged and held for the duration of the stay, as stated in the quotation.
For Walton-on-Thames bookings, PRR Home Stays Limited may require a £350 refundable security deposit collected separately from the accommodation payment.
The deposit may be used toward reasonable costs arising from:
• Damage beyond fair wear and tear
• Missing items
• Lost keys or access devices
• Smoking or vaping inside
• Unauthorised pets, guests, visitors, parties or events
• Excessive cleaning, rubbish or staining
• Call-outs caused by guest misuse
• Breach of the house rules resulting in loss or expense
Any proposed deduction will be explained and supported where reasonably possible. The guest remains responsible for losses exceeding the security deposit. Nothing in these terms permits an unreasonable or unsupported deduction.
6. Occupancy and visitors
Only registered guests may stay overnight.
Day visitors require prior written approval. Visitors must not cause the property’s maximum occupancy to be exceeded.
The lead guest is responsible for the behaviour of all guests and approved visitors.
Bookings may not be transferred, resold or used to accommodate persons who have not been disclosed to the supplier.
7. Pets
Pets are permitted only with prior written approval.
A fee of £45 per pet, per stay applies unless otherwise agreed. Pets must not be left unattended, allowed upstairs or permitted on beds or furniture.
Guests are responsible for pet-related cleaning, nuisance or damage.
Nothing in this clause limits any legal obligation relating to assistance animals.
8. Check-in and checkout
Unless confirmed otherwise:
• Ashford check-in: from 3pm
• Ashford checkout: by 11am
• Walton-on-Thames check-in: from 3pm
• Walton-on-Thames checkout: by 10am
Arrival and access instructions are provided before check-in once required payments, verification and documentation have been completed.
Unauthorised late checkout may incur reasonable additional costs, including cleaner waiting time or losses affecting the next booking.
9. Guest conduct and house rules
Guests must:
• Use the property only for temporary accommodation
• Respect neighbours and observe quiet hours
• Keep the property reasonably secure
• Follow safety, parking, waste and access instructions
• Report damage, faults or safety concerns promptly
• Comply with the maximum occupancy and property-specific rules
The following are prohibited:
• Parties, events or gatherings
• Smoking or vaping indoors
• Illegal, dangerous, antisocial or nuisance-causing activity
• Tampering with alarms, safety equipment, locks, cameras or internet equipment
• Commercial filming or business events without written approval
• Electric-vehicle charging except through an approved charging point
A serious breach may result in the booking being ended without refund, subject to applicable law.
10. Cleaning, damage and belongings
Guests should leave the property in a reasonably tidy condition, place rubbish in the designated bins and follow checkout instructions.
The standard cleaning fee does not cover excessive cleaning, stains, damage, waste removal or restoration following a breach of the house rules.
Guests should check their belongings before departure. The supplier is not responsible for storing or returning left items, although reasonable efforts may be made. Postage and handling costs may apply.
11. Access and maintenance
The supplier or its representatives may enter the property where reasonably necessary for an emergency, urgent maintenance, safety, legal compliance or to prevent significant damage.
For non-urgent access during a stay, reasonable notice will normally be provided.
Guests must report faults promptly and allow reasonable access for repairs.
12. Services and interruptions
Reasonable efforts are made to provide the advertised utilities, Wi-Fi, appliances and facilities. Temporary interruptions outside the supplier’s reasonable control do not automatically entitle the guest to a refund.
Where a significant problem is reported, the supplier must be given a reasonable opportunity to investigate and provide an appropriate remedy.
13. Cancellation by the supplier
The supplier may cancel a booking if the property becomes unavailable due to an emergency, serious damage, safety concern or circumstances beyond reasonable control.
Where the supplier cancels and cannot offer a suitable alternative, money paid for the affected booking will be refunded. The supplier will not be responsible for indirect or consequential losses, subject to applicable law.
14. Liability
Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud, or a guest’s statutory rights.
Guests remain responsible for their own vehicles, valuables and personal belongings except where loss results from the supplier’s legal fault.
Guests are encouraged to obtain suitable travel, cancellation and personal-property insurance.
15. Complaints
Problems should be reported as soon as reasonably possible during the stay so there is an opportunity to investigate and resolve them.

16. Privacy
Personal information is handled in accordance with the Privacy Policy available on this website.
Information relating to Walton enquiries and bookings may be shared with PRR Home Stays Limited so it can contract, invoice, receive payment and manage the stay.
17. Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales will have jurisdiction, subject to any mandatory consumer right to bring proceedings elsewhere.
Nothing in these terms affects a guest’s statutory rights.
18. Changes to these terms
The terms applying to a booking are those provided or available when the booking is confirmed. Updated terms will apply only to later bookings unless a change is required by law or agreed in writing.
